    Since the 52nd week is locked in, including the week this year, get to spend either Christmas or New Years there for the fire works. That gives it high trade in or rent value. It's off the strip for peace and quiet for a family and a shuttle to get to the strip for adult entertainment. Can make it floating. This week is still available for 24th-31st of Dec this year or to trade for another Westgate resort

    This resort is great only problem is you can't get a room for a week if you don't book a year in advance. We tried in May for anything from June to August and were told all booked well I have a red week floating which is no use if I have to make up my mind a year in advance. Then we did not use our week last year and now they tell us we have to pay $130 to use it and that is a courtesy that we actually lose it, well now we have two weeks we can't use. Just went to Vegas for a week and had free rooms from the casinos for 10 nites 3 at pallazzo a 1200 sq ft suite, 3 at mirage, 2 at hard rock fri and sat, and two downtown at fitz, you make the call,two weeks I can't use and pay monthly 289.00 and 652.00 maintenance and tax or 10 nites free moving around and we had plenty of other offers. If you are in your twenties this is a good deal otherwise run

    There are a myriad of reasons why the world visits Las Vegas. We have been visiting for ten+ years for an annual convention. Owning eight weeks of timeshares ensures a comfortable working vacation, and we are not hotel people.

    The Vegas strip will always afford a variety of attractions, and one grows weary soon of the density of traffic and tourists. We have for the past several years sought the outlying timeshares to avoid the “coarseness” of the Strip.

    It was with some trepidation that we considered the Flamingo Bay Westgate; The Westgate corporate practices in our view have been disingenuous. Because we arrived at McCarran at 6:15PM, that guaranteed that we would avoid the typical “chaos” of a Westgate check-in (or perhaps corporate has responded to the criticism.)

    Check-in was accomplished in 2 minutes! (An achievement for Westgate victims). But then the entrapment of the sales desk (always disguised as the “help desk” was lurking). Ignoring the young lady’s attempts to have us commit our valuable time to the sales staff required 4 minutes – a true record for Westgate!

    Westgate typically builds a very dense population property with often little regard for beauty. That seemed to be the overall case at Flamingo Bay.

    However, the property is away from the strip, and has some nice landscaping, fountains, and streams (this is Vegas); the units while small (especially the Bedrooms w/o storage space), are nicely decorated with five star amenities. Yes, the staff is courteous and responsive at Flamingo Bay.

    The exercise room is minuscule; as is the pool area (Perhaps 25 people may enjoy the pool deck area; but because the clientele are often otherwise engaged, the small size may matter little. Flamingo Bay staff provides a variety of activites which may or may not appeal to a Vegas clintele. Would one really prefer a snow cone to the casinos? Would one prefer a grilled frozen hamburger to the resturant mecca offered by Vegas? Would one prefer karoke to the world class shows of Vegas.

    Flamingo Bay does provide a serene respite from the Stip and downtown activities, and overall the resort provides a very pleasant experience.

    Our advice to Flaming Bay is to elimate all activites and simply provide FREE WIFI. Everyone travels with laptop and cell phone and FREE WIFI is a much appreciated benefit.

    The location certainly provides the adventurous easy access to Zion NP, Bryce NP, and the Grand Canyon is an easy drive.

    The KEY at this property and any Westgate is the strict avoidance of the corporate high-pressure sales staff.

    This is one Westgate property that we would re-visit.

    This is a wonderful resort. Stayed November 2003. Was the perfect size for my husband , myself and our four daughters. (2 bedroom) The price was absolutely right! $100 per night. Kitchen and laundry were great to have. We are going again this August 2004. (Without Kids!!!!!!) Will probably purchase a week or two this time!

    Gated facility - about 2 miles from the Strip. Still under renovation - sales staff on site. 1 bed unit had a spacious living/dining area adequate bedroom and kitchen. washer/dryer 2 tvs, stereo. - Large jacuzzi tub in bedroom. Bathroom with large shower. Courteous staff. Prompt response to any problems. Swimming pool and excercise area. Adequate parking some covered. Evening shuttle to casinos.
